Dryer vent cleaning, in condos, from low-rise to high-rise.
Beaver Appliance cleans your unit’s own dryer duct, from the dryer to the point where it leaves the unit: a hood on an outside wall or balcony, or the joint with the building’s shared riser. We check the airflow before and after.

Where a condo dryer’s air goes
In a long run with many bends, moisture condenses on the duct and catches lint, the U.S. Fire Administration said in 2012.
-
Out through a wall
The duct runs inside the wall or ceiling to a hood outside, its flap shut whenever the dryer stops. We clean the duct to that hood.
-
Out to a balcony
The hood is on your balcony wall. With the dryer running, its flap should open, the U.S. Fire Administration says, and air should come out, says the U.S. Consumer Product Safety Commission. We clean to that hood.
-
Into a shared riser
Your duct turns up into a shaft shared with the floors above and below. Florida’s Mechanical Code (2023 edition) calls for a fan on that shaft that runs nonstop. We clean to where your duct joins it.

The building’s riser and fan
Simplified and drawn by us. Your building may be laid out differently.
Signs you can spot inside the unit
In a tower the vent’s outside end is often out of reach, so watch the dryer instead.
Loads need a second cycle
Drying can take several cycles when the vent is restricted, Whirlpool says. Clean the lint screen first, as you should every load.
The dryer is hot to the touch
With the vent restricted, the heat stays inside, so the cabinet can feel very warm, Whirlpool explains.
Water on the floor behind the dryer
Steam that can’t get out can leave puddles, usually behind the dryer, according to Whirlpool.
A vent warning on the display
LG dryers with Flow Sense show codes d75 to d95; Samsung dryers light a Vent Check icon. Not every model has one.
Smell burning? Stop the dryer until the vent and the dryer have been checked. LG says not to use a dryer showing one of its blockage codes until the exhaust is cleaned or repaired. Smoke, flames or a smell of gas: get everyone out by the stairs, not the elevator, as Miami-Dade Fire Rescue advises, then call 911.
Text us a photo of the display
Ask the price. Send the town, where your duct goes if you know, and a photo of any vent code or light on the dryer.

What we clean, and what’s the building’s
Your unit’s duct
- From the dryer to where the duct leaves your unit
- Ending at the hood on a wall or balcony, or where it joins the riser
- Airflow checked before and after
The building’s system
- The shared riser and its exhaust fan
- Anything on the roof
- For anything past your unit’s duct, call and ask first.
Cleaning, not building work. No booster fans, reroutes, new openings or new ductwork.
Worth checking before a cleaning
The closet door
A dryer in a closet needs air in as well as out: LG asks for louvered doors or vents high and low, Florida’s Mechanical Code for 100 square inches of opening or more, or makeup air by other approved means.
The dryer’s own vent test
Some Samsung models run a Vent Blockage test, with the door closed and the drum empty.
The riser’s schedule
Ask the office whether the building cleans its dryer riser, and when.
The building’s rules
Front desk, service elevator, work hours, notice to the office. Let us know them when you book.
Condo dryer vent questions
A question about your building? Call (754) 285-8880 Ask by text
Who is responsible for the dryer vent in a Florida condo?
The condominium’s declaration decides. Florida law puts maintenance of the common elements on the association, “except for any maintenance responsibility for limited common elements assigned to the unit owner by the declaration” (section 718.113), and counts installations serving more than one unit as common elements (section 718.108), so a shared riser typically is one. General information, not legal advice: check with your association.
How often should a condo dryer vent be cleaned?
A shared riser follows the building’s own schedule, so ask the office. For your unit’s own duct, NFPA and the U.S. Fire Administration advise once a year, and NFPA says sooner once drying slows.
My dryer shows d80 or a Vent Check light. What does it mean?
LG’s manual says its d75 to d95 codes mean the ductwork is about 75 to 95 percent blocked, and that the dryer shouldn’t be used until the exhaust is cleaned or repaired. Samsung’s Vent Check icon lights at about 60 percent clogged and blinks at about 80.
How long can a dryer duct be in a condo building?
Florida’s Mechanical Code allows 35 feet from the dryer’s transition duct to the outside end, less an allowance for each elbow (5 feet for a tight mitered 90), unless the dryer maker’s instructions set the length. A longer run is meant to carry a label within 6 feet of the dryer’s connection.
