What changes eleven miles inland

Salt air is the beach towns’ worry. Here the questions are heat, storm season, community gates and a lot of laundry.

A big tree blown over on Sample Road in Coral Springs the day Hurricane Wilma came through, October 2005
  • Inland heat

The NOAA weather station in Coral Springs logs about three months’ worth of 90-degree days a year, half again as many as Pompano Beach on the coast.

  • The garage fridge

In a hot garage, a refrigerator may run almost nonstop. Freezers have their own garage limits.

  • Storm season

Wilma’s eye crossed the city in 2005, and the storms of 2004 and 2005 took about a third of its tree canopy, by the city’s count. After a power cut, check how long food keeps.

  • Community gates

If your street is behind a gate, tell us when you book how guests are let in.

  • A lot of laundry

Four in ten households here have children at home, against under three in ten across Broward County. How often a dryer vent needs cleaning depends on how much the dryer runs, Whirlpool says.

Coral Springs, north to south

Coral Springs counted about 134,000 people at the 2020 Census, and about half of its homes are detached houses, by the Census Bureau’s count.

  1. The Sawgrass side

    West of Coral Ridge Drive

The outer streets by the expressway: houses and low-rise condos, mostly from the nineties, a quarter of them built in 2000 or later.

The edge. The Sawgrass Expressway runs along the city’s west and north sides; past it, the Everglades.

  2. North of Wiles Road

    Wiles Road to the expressway

Streets of detached houses from the eighties and nineties, nearly all lived in by their owners.

Water. North Springs Improvement District supplies this end, and added reverse osmosis to its plant in 2023.

  3. The middle

Wiles Road to Royal Palm Boulevard

The oldest and busiest band: houses, townhouses and low-rise apartment and condo buildings, many from the seventies, around City Hall and downtown.

Landmark. The Covered Bridge just south of Wiles Road was the city’s first structure, kept as it looked in 1964.

  4. The south

    South of Royal Palm Boulevard

Eighties subdivisions and garden condos set around lakes and canals, with more houses than apartments.

Landmark. Coral Square, the city’s biggest mall, opened on Atlantic Boulevard in 1984.

Questions from Coral Springs homes

Something about your street? Call (754) 285-8880 Text instead

Do you work across all of Coral Springs, from the Sawgrass side to State Road 7?

Yes, every part of the city: the streets north of Wiles Road, the older middle around Sample Road and downtown, and the subdivisions and garden condos south of Royal Palm Boulevard.

Our HOA has a preferred vendor list. Can we still book Beaver Appliance?

Your HOA’s vendor list alone can’t stop you. Florida’s HOA statute says association documents can’t bar an owner from hiring a worker only because the worker isn’t on the association’s preferred vendor list. The community’s gate and entry rules still apply, so tell us what they are when you book. Condominium associations come under a different law, so a condo owner should check the building’s own documents.

Does it matter which water utility serves my Coral Springs street?

It decides how your water is treated. Four utilities serve the city: its own plant softens well water with lime, while the North Springs and Coral Springs improvement districts use membrane filtration. The city’s water districts map shows which one serves your street.

Can a second refrigerator or freezer go in a Coral Springs garage?

Yes, within the room range its maker gives. GE and Whirlpool rate their refrigerators for rooms up to 110°F, and the NOAA station in Coral Springs logs about 92 days a year at 90°F or more, so a garage unit will run longer in summer; that alone isn’t a fault. Your manual gives the room range for your model, refrigerator or freezer.

Are Parkland, Coconut Creek and Margate on your list too?

Yes. Parkland to the north, Coconut Creek to the east and Margate to the southeast all border Coral Springs, and all three are on Beaver Appliance’s list. Tamarac and North Lauderdale border it too but aren’t on the list; if you’re in either, give us a call.
