Everything else we repair

Lutz water, street by street

There’s no single water supplier in Lutz. Depending on the street, water comes from Hillsborough County, the City of Tampa or a well in the yard.

  • Which system serves which street

The county’s Northwest system serves streets toward North Dale Mabry Highway, the City of Tampa serves the southern edge, and the Windemere system, which the county took over in June 2024, serves part of central Lutz near US 41.

  • A private well in one home in five

About one Lutz home in five on the Hillsborough side, and closer to one in three in central Lutz, draws its water from a private well, by the state’s parcel records.

  • A yearly test

The Florida Department of Health says well owners are responsible for their own water’s safety, and it recommends testing for bacteria and nitrate at least once a year.

  • Switching to county water

Where a county water line runs next to the property, Hillsborough County lets owners convert a well to its system.

  • One filter rule for every source

Whatever the source, GE and Whirlpool both advise a new refrigerator water filter every six months.

Lutz, from the Pasco line south

Lutz counted about 24,000 people at the 2020 Census, around some thirty named lakes, and most of its homes, about eight in ten, are detached.

  1. Over the Pasco line

    North of the county line

Lutz-addressed streets in Pasco County, many of them inside the Land O’ Lakes Census area.

Address. About three in ten homes with a Lutz address are on this side of the county line.

  2. Central Lutz

    Along US 41

Houses from every decade, the eighties most of all, set around lakes such as Lake Stemper, the largest at about 110 acres, and the rebuilt Lutz depot by the railroad.

Lots. The typical Hillsborough-side Lutz lot is about a third of an acre, about twice the size typical of Tampa, Wesley Chapel or Land O’ Lakes addresses.

  3. West toward Cheval

    Cheval and Heritage Harbor

Cheval, a Census place of about 12,500 people, where virtually every home carries a Lutz address.

Wells. Toward Cheval and Heritage Harbor, only about one home in twenty has its own well.

  4. The southern edge

    Toward the Tampa line

Houses, with the odd small apartment building, run down to the Tampa line. Across Lutz, about a quarter of homes were built before 1980.

Mail. About one acre in nine of the Census area lies in a ZIP area mailed as Tampa.

Questions from Lutz homes

Not sure who supplies your water? Call (813) 513-1699 Text us

Do you cover Cheval and the Lutz addresses on the Pasco side?

Yes. Beaver Appliance works at every Lutz address: central Lutz along US 41, Cheval and Heritage Harbor to the west, and the streets over the Pasco line.

Is Lutz in Hillsborough or Pasco County?

Both, depending on the address. The Lutz Census area lies wholly in Hillsborough County, while the Lutz name carries on north of the county line into Pasco.

Is the water in Lutz hard?

It depends on the supplier. The City of Tampa, which serves the southern edge of Lutz, reported an average hardness of 12.3 grains per gallon for 2025. Hillsborough County publishes no hardness figure for its Northwest system, and a private well’s water varies from one well to the next.

What does a dryer vent cleaning in a Lutz house include?

The full duct run, cleaned, with airflow checked before and after. Rerouting a duct or cutting a new opening isn’t part of it.

Which towns around Lutz do you also cover?

Land O’ Lakes to the north, Odessa to the northwest, Wesley Chapel to the northeast and Tampa to the south are all on our Tampa Bay list. Anywhere else around Lutz, ask us by phone or text.
