Do you repair appliances in Wesley Chapel?

Yes. Beaver Appliance works in Wesley Chapel’s houses and townhouses, in every master-planned community and on the streets outside them.

Everything else we repair

Inside the master plans

About six in seven Wesley Chapel homes counted in 2020 stood inside one of Pasco County’s master-planned developments, and nearly three in four have gone up from 2000 on.

  • Still under warranty?

About one home in ten here went up in 2020 or later. In a home that new, the maker’s warranty may still cover the fault, and Consumer Reports’ advice for a broken washer starts there. Out of warranty? Call or text us.

  • Your HOA’s vendor list

Florida law says an HOA’s documents can’t keep you from hiring someone just because they’re off its preferred vendor list.

  • Getting through the gate

If your community has a gated entrance, tell us how a visitor gets in when you book.

  • A fridge in the garage

The weather station up the road at St. Leo logs nearly four months of 90-degree days a year. Refrigerators from GE and Whirlpool are built for rooms no hotter than 110°F, and a garage freezer has limits of its own.

Wesley Chapel, from the west side out

Wesley Chapel counted about 65,000 people at the 2020 Census across about 44 square miles of unincorporated Pasco County. Seven homes in ten are detached houses, and roughly one in seven is a townhouse.

  1. Northwood and Seven Oaks

    West, toward Land O’ Lakes

Two of the area’s master plans, with about 5,200 homes between them at the 2020 Census.

Lutz on the mail. Tampa Premium Outlets, by I-75 and State Road 56, has a Lutz address but sits in Wesley Chapel, in Pasco County.

  2. Wiregrass Ranch

The middle, off State Road 56

About 2,100 homes at the 2020 Census, with later phases built since the count.

Size. At about 5,100 acres, it is the largest of Wesley Chapel’s master plans by area.

  3. Meadow Pointe

    South, at the county line

About 3,300 homes at the 2020 Census, and Meadow Pointe III and IV, farther east, add about 2,700 more: the most homes under one name.

The county line. South of Meadow Pointe is Hillsborough County, where New Tampa is part of the City of Tampa.

  4. The newer edges

    North and east

Country Walk and Bridgewater, and Epperson and Union Park, two of the newest, which kept growing after the 2020 count.

New interchange. I-75 gained an exit at Overpass Road in January 2023.

Questions about Wesley Chapel

Something about your community? Call (813) 513-1699 Or send a text

Do you cover all of Wesley Chapel, from Northwood out to Epperson and Union Park?

Yes, all of it: Northwood and Seven Oaks on the west side, Wiregrass Ranch in the middle, Meadow Pointe down to the county line, and the newer communities on the north and east edges.

My address says Lutz, but I live off State Road 56. Am I in Wesley Chapel?

You may be. About eight percent of Wesley Chapel’s land, in its south-west corner, carries a Lutz mailing name, though it lies in Pasco County. We cover both, so book with the address on your mail.

With kids at home, how often should we clean our dryer vent?

The U.S. Fire Administration and NFPA advise a yearly cleaning; Whirlpool says every one to two years, by how often the dryer runs. Four in ten Wesley Chapel households have children at home, against fewer than three in ten across Pasco County.

Who supplies water in Wesley Chapel, and is it hard?

Pasco County Utilities’ service area takes in every Wesley Chapel home counted in 2020, though the state counts about one address in twenty on a private well. Most county water is a Tampa Bay Water blend of groundwater, surface water and desalinated water, and neither utility publishes a hardness figure.

Do you also cover Land O’ Lakes, Lutz and New Tampa?

Yes. Land O’ Lakes to the west and Lutz to the southwest are on Beaver Appliance’s list, and New Tampa, across the county line, is on our Tampa page. Zephyrhills, to the east, is on the Tampa Bay list but has no page of its own; call or text if you live there.
