Do you repair appliances in Tampa?

Yes. Beaver Appliance works in Tampa homes of every kind, from New Tampa’s communities to the older suburbs along North Dale Mabry Highway, and as far as South Tampa.

Everything else we repair

Inside the city line, or outside it

On the north side a Tampa address can sit inside the city or out in Hillsborough County, and the two run different water systems.

  • Two kinds of Tampa address

New Tampa joined the City of Tampa from 1985 on. Lake Magdalene, Carrollwood, Northdale, Citrus Park and Westchase have Tampa mail but no city government: they’re unincorporated county land.

  • City water

The city’s own utility draws mainly on the Hillsborough River and serves all of Tampa, New Tampa included, along with parts of the county around it.

  • County water

Most homes in Carrollwood, Northdale, Citrus Park and Westchase drink Hillsborough County water, which comes with no published hardness figure. Lake Magdalene is split between the two.

  • Film on glasses

If white film shows up after a dishwasher cycle, GE’s first suggestion is a rinse agent. More on spotted dishes.

  • A home softener

Hillsborough County calls a softener a matter of personal preference, and says such systems often need routine maintenance.

Tampa’s north side, west to east

The City of Tampa counted about 385,000 people at the 2020 Census, and nearly half its homes went up before 1980, by the Census Bureau’s count.

  1. Westchase and Citrus Park

    Along the Veterans Expressway

Subdivisions built mostly from the eighties on: houses first, then townhouses and small condo and apartment buildings.

Built late. Almost every home in Westchase went up in 1990 or later.

  2. Carrollwood, Northdale and Lake Magdalene

    Along North Dale Mabry Highway

Suburbs of the seventies and eighties, mostly houses, with townhouses and small apartment and condo buildings among them.

Address. The Jimmie B. Keel Regional Library has a Tampa address but stands in Lake Magdalene, outside the city.

  3. The University area

    Around the USF Tampa campus

Apartments more than houses: about nine homes in ten are rented, most of them in buildings of two units or more.

Water. The area lies outside the city but is on city water; the campus itself is inside the city.

  4. New Tampa

    Along Bruce B. Downs Boulevard

Nearly nine homes in ten here were built after 1990: about half houses, the rest townhouses, garden apartments and condos.

Deed-restricted. All thirty-three neighborhoods the city classes as deed-restricted lie in New Tampa.

Questions from Tampa homes

Something about your community? Call (813) 513-1699 Text us

How far into Tampa do you go?

The whole city, plus the suburbs with Tampa mail. The north side is closest: Carrollwood and Northdale are about 25 minutes away, partly on the tolled Suncoast Parkway, and New Tampa about 30 by State Roads 54 and 56. South Tampa, at the far end, is about 40.

How much does appliance repair cost in Tampa?

In Tampa, a Beaver Appliance visit costs $69 to find the fault, and that $69 is credited to the repair when you go ahead. The repair price comes in writing before any work, and the warranty on the repair is written too.

How hard is the tap water in Tampa?

City of Tampa water averaged 211 milligrams of hardness per liter in 2025, about twelve grains per gallon, and the USGS classes anything over 180 as very hard. In 2024 the city’s average was about eleven grains.

Can a deed-restricted community make us use its own vendor?

Not on that ground alone, if it’s a homeowners’ association. Florida’s law on HOAs says their documents may not keep an owner from hiring a contractor solely because that contractor isn’t on a preferred vendor list. Condominium associations fall under a different chapter of the law.

Are Lutz, Land O’ Lakes and Wesley Chapel on your list as well?

Yes. Lutz lies north of Lake Magdalene and Carrollwood, Wesley Chapel north of New Tampa across the Pasco County line, and Land O’ Lakes past Lutz. Temple Terrace, east of USF, and Town ’n’ Country, to the southwest, have no page of their own; if you’re in either, give us a call.
